Casa Propia and Mi Nuevo Hogar

A/ All micro and small business owners, formal or informal, can apply for the Casa Propia and Mi Nuevo Hogar products with Banco Delta, which give them the opportunity to acquire their own financed home.

A/ Applying for these products is easy; you only need to have 2 years as a Banco Delta customer in the case of a current customer or 3 years of activity in your business in the case of a new customer.

A/ Our product is especially focused on micro-enterprise entrepreneurs, with a high degree of informality; precisely because of their characteristics, we must perform an exhaustive analysis in order to establish their payment capacity and protect them against over-indebtedness; these credits are very different from the salaried segment, which only needs to present a work letter and a file, and therefore their cost structure is somewhat different from that of traditional banks. For this reason, Banco Delta does not currently offer loans with preferential interest rates.

A/ Of course, having only 2 years of activity in your business and 1 year as a Banco Delta customer, you can immediately apply for our home purchase mortgage product.

A/ Our mortgage products have been designed to meet the needs of microenterprise entrepreneurs, responding to their particular characteristics.

As a salaried employee, these features would not suit you and our product would not be attractive. In your case, we recommend that you take advantage of the offers that traditional banks have prepared for the salaried segment.

A/ Remember that Banco Delta specializes in serving formal and informal micro and small business owners, whose methodology is different from that of salaried employees, precisely because of their degree of informality.

Surely your neighbor belongs to the salaried segment and has proof of income (such as a CSS card, work letter and pay stubs).

In your case, our advisors should have all of your income and expenses and performed a financial evaluation that would allow us to determine your ability to pay.

R/ It is a contribution made by the National Government through the Ministry of Housing and Land Management, of non-transferable character for individuals and low-income families of the formal and informal economy, for the acquisition of new homes, whose sale price does not exceed the sum of fifty thousand balboas (B/.50,000.00) without including the amount corresponding to legal expenses and closing of the transaction.

This fund applies to the purchase of homes in MIVIOT-approved developers.

R/ The Housing Solidarity Fund Bonus is delivered by MIVIOT and amounts to ten thousand balboas (B/.10,000.00) per family.

R/ For homes whose sale price is up to fifty thousand balboas (B/.50,000.00) they must have an enclosed area of 50 square meters.

In addition, it must have at least enclosed spaces such as living-dining room, two (2) bedrooms, kitchen with sink including sanitary service with shower, toilet, sink, clothesline, closet or closet area and tub or garbage storage. It must also have open spaces such as a porch and laundry room and comply with the minimum urbanization standards, with specifications of the Panama Structural Regulations 2004 (REP-04) or real estate solutions approved by the competent authorities.

  • Spouse or cohabitant
  • Children of the applicant’s age or of his/her spouse or cohabitant.
  • The children of the applicant or his/her spouse or cohabitant, incapacitated, who live with them.
  • Persons over whom the applicant, spouse or common-law spouse maintain legal guardianship and live with them.
  1. Affidavit of family income.
  2. Demonstrate approval of the mortgage loan for the purchase of the home for which the contribution is requested.
  3. Family income as a whole that does not exceed B/.1,200.00.
  4. Not being a homeowner.
  5. To be a Panamanian of legal age or a foreigner with formal residence.

A/ All you have to do is go to any Banco Delta office or advisor and indicate the type of home you want to buy. We will guide you through the process. If you have not yet selected a home, we can provide you with a list of developers that have homes with which you can apply to the Housing Solidarity Fund.
